Big V Property Group to invest $5M into SouthPark office building

Charlotte-based Big V Property Group is investing several million dollars to renovate and upgrade a SouthPark o?ce building.

The commercial real estate ?rm is planning to spend more than $3 million at 6201 Fairview to up?t the entire fourth ?oor, which will become its new headquarters, said Scott Cozzali, Big V vice president of construction. The space is expected to deliver in September, and Cozzali said the company’s 40 employees will move in before the end of 2024.

Big V acquired 6201 Fairview, a 58,064-square-foot building at the corner of Fairview Road and Barclay Downs Drive, from The Daniels Co. for $13.6 million last July, according to Mecklenburg County real estate records.

California construction company Swinerton has begun building out the 18,000-square-foot ?oor plan, which includes open o?ce space surrounded by private o?ces, huddle rooms, a conference room and collaboration area. Big V is adding employee amenities that include a wellness room, a gaming and breakout space and large kitchen.

Charlotte-based Redline Design Group is the project designer.

Cozzali said Big V is also investing at least $2 million into exterior renovations and tenant improvements inside. The work includes painting the facade and inside the parking garage, installing new LED lighting in the garage, new landscaping and added security measures. The second and third ?oor will also get lobby, corridor and rest room renovations.

Kevin Smith, Swinerton vice president, Charlotte division manager, said the 1980s-era building is a unique and recognizable landmark in the SouthPark submarket.

“It’s always a challenge to work on a build of this magnitude in an occupied building, but we’ve done it before, and we have a plan for everything,” he said. “We want to be ?exible in how we service clients.”

First National Bank occupies the building’s first floor. Other tennatns included Cumberland Law Group, The Flight Attendant Academy and Total Roofing Solutions.
