Dole Food Company Partners with Swinerton to build-Out New headquarters

CHARLOTTE, NC – Swinerton Builders (Swinerton), an industry-leading commercial general contractor with offices nationwide, announces the build-out of Dole Food Company’s (Dole) new US headquarters in the prestigious One South building in Uptown Charlotte. The office construction project is expected to be completed this fall, with construction currently underway. Dole, based in Dublin, Ireland, is one of the world’s leading producers and marketers of fresh fruit and vegetables.??

Dole’s new US headquarters occupies the entire sixth floor of One South, a 40-story Class-A office tower located at 101 South Tryon Street in Uptown Charlotte. The international company is relocating from an office building just one block away, which it has occupied since moving to Charlotte from California in 2019. Approximately 30 percent larger than its existing footprint, the nearly 23,000-square-foot office is designed to accommodate the company’s personnel today with room to grow staffing in the future.??
Charlotte-based Redline Design Group designed Dole’s office environment, which features 57 private offices, five huddle rooms, a conference room, a wellness room, a café and coffee bar, and several lounges with a renovated elevator lobby. “We wanted the space to feel fresh, vibrant and inviting, responding to the brand identity of our client,” explains Tommy Barry, architect, Redline Design Group. Natural tones, organic textures and patterns signify your arrival to the floor. Punches of color anchor the four corners of the main circulation loop, and the light walls and ceiling within the corridor provide a canvas for the rich marketing and branding history that spans nearly two centuries. Private offices are grouped into ‘neighborhoods’ and are enclosed by glass to allow natural light to filter through the space.?
“This is not our first high-profile office project we’ve undertaken in Uptown Charlotte, nor is it the first time our team is on the job at the One South building,” continues Ivy. Last year, Swinerton completed the demolition of the top four floors of One South, a $1 million project encompassing 88,000 square feet. In 2020, Swinerton also worked on the top four floors of the Legacy Union Tower, totaling 90,000 square feet, for a confidential financial firm.??
