Swinerton provided general contracting services for the interior build-out of their new office located in the East Quarter of downtown Dallas. The project scope included partitions, ceiling, lighting, MEP, life safety, finishes, and furniture. The newly renovated building features original brick masonry walls, exposed wood trusses and original hardwood floors. Our design partners drew on the existing/original aesthetic and enhanced the space with contemporary moody finishes. There are custom Swinerton Wall Panels, a custom Swinerton Bell and operable partition to enhance functionality within meeting rooms and a combination of open seating, offices, phone rooms and huddle rooms.

Swinerton built out this mission critical customer service center for a luxury retail client. This facility will serve as a regional office for employees and includes workspace, training labs, collaboration areas, a product repair workshop, cafe and dining areas, and shared support services.
At the center of the building, the north and south wings converge in a central atrium that serves as the welcoming lobby. The ground floor scope included the training center, product displays, dining facilities and repair work shop. 300 employees occupy this space.
The second floor accommodates the core offices, open work stations and conference rooms and an operations office overlooking the repair shop.
A portion of the third floor was subdivided and remains undeveloped for expansion, general infrastructure was completed.

Swinerton, in partnership with Griffin|Swinerton, is providing developer, finance, and build-to-suit services of a new city-owned and operated 40,000-square-foot corporate aircraft hangar and a 3,000-square-foot inspections building. Set on a four-acre site, the facilities will support the US Customs agency at McKinney National Airport. The corporate hanger will include offices, vehicle garages, a 300-foot hangar bay, as well as an additional 60,000 square feet of aircraft apron. A 45-stall surface parking lot will be built in support. The FIS building will include a pre-processing area, a processing area, an employee breakroom, and a small computer/LAN room. The facility will be built to be blast resistant in adherence to US Department of Homeland Security and US Customs and Border Protection. The FIS building will operate as a fully functioning General Aviation Federal Inspection Station upon completion.

Swinerton provided general contracting services for the tenant improvement of Echo Lounge, a 35-year-old industrial building. The scope of the project included interior demolition of all partitions and systems and structural demolition of the floors to create a depression for the dance floor. To construct a double-height space for the music hall, the project team strengthened the existing structure and added an elevator for vertical transportation. The newly renovated entertainment venue provides an intimate, yet high-end space for concert goers. Along with typical amenities, patrons also have access to a new outdoor deck with a full bar.
Since this project required complex structural demolition, the team utilized laser scanning and VDC technology to model the MEP and structural systems. Being that the building is over 35-years-old, modeling the structure provided additional assurance that the as-built information was accurate.

Swinerton provided general contracting services for the Tiffany & Co. flagship location at?Legacy West Shopping Center.?The project scope consisted?of custom fabricated stainless steel security window frames, display vitrines and entry doors, laminated low iron security glass, etched blue “wheat leaf” glass panels over 15’ tall, curved vestibule security glass, and all brushed and polished stainless steel framing and trims.
Plano Texas was selected as a flagship location due to the rapid population growth in North Texas. Tiffany & Co. stands out in Legacy West as the only luxury jeweler in the area. Surrounded by a glass facade that shows the sparkling diamonds inside, the store is lit with natural light and filled with display cases showing off Tiffany’s latest designs.

Swinerton partnered with Aeroplex/Aerolease Group to construct a new 38,750-square-foot hangar facility in the southeast corner of Dallas Love Field (DAL) to accommodate the latest ultra-long-range business jets. The project features a single-story, pre-engineered metal building with motorized hangar doors constructed on concrete piers and slab-on-grade and includes 7,000 square feet of office and shop space. Additional work includes removal of existing concrete, moisture-conditioned building pad, site utilities, concrete paving/parking, landscaping, irrigation, and AOA security fencing across the Signature Flight Support’s four-acre site.
In an effort to increase productivity and reduce cost, a temporary AOA fence was installed bringing the project site into the public area. Separating the project site from airfield operations reduced the time and cost associated with badging project staff and escorting material deliveries and non-badged personnel.
